How to get started with Village Properties at Sunriver

Contacting our Vacation Property Manager is the first step.  They will walk you through our services, conduct the initial home inspection, and determine whether your home is a good match.  Then, the Vacation Property Manager will outline our management program options, All Inclusive or Traditional, and the Vacation Rental Contract.  We’ll thoroughly discuss how to set you up for success.  Once you decide to partner with us, our goal is to get your vacation rental up and running as soon as possible. 

From there, we handle everything.

Are there restrictions on how often I can use my home?

Your vacation home is—first and foremost—yours. 

Through your online portal, you’ll be able to see your home’s reservation calendar, book your own stay, or make a reservation for a personal guest.

If you’d like to make a personal reservation within 48 hours of arrival, you will have to call the office to make the reservation.

It is worth noting the amount and dates of personal stays will affect your home’s vacation revenue.

Do I have to sign a long-term contract?

As your partner, we’re committed.  We hope to earn your confidence over time.  However, if you decide to terminate the Vacation Rental Agreement, you may do so at any time with 60 days’ notice.

How much are Village Properties management fees?

We have two property management fee structures: The All Inclusive Program & The Traditional Program

The All Inclusive Program – 35% Commission

  • 35% Commission
  • No monthly management fees
  • No Credit Card Fees
  • Includes preventative maintenance and seasonal inspections
  • Guest and home supplies are included at no additional cost (linens, towels, soap, bathroom toiletries, trash bags, batteries, and VIP Experience Program)
  • Professional Photography included
  • No monthly monitoring fees for PointCentral keyless entry or Smart Home Solutions thermostat
  • No fees for Winterization/Summarization ($100 Savings)
  • No labor charge on work orders. Only material items are charged to the owners

The Traditional Program – 30% Commission Plus Fees

$100 fee per season for Winterization/Summarization

30% Commission

Linens and home supplies are included at no additional cost (toilet paper, soap, paper towels, sponges, interior trash bas, detergents, etc.)

Village Properties VIP Experience Program is included

Professional photography included

$30/month management fee

Credit Card Processing fees are shared 50/50 with Village Properties (1.5% to the owner and 1.5% to Village Properties)

$15/month PointCentral keyless entry fee

We install PointCentral keyless system to all our homes free of charge.

Or $20/month for keyless entry and Smart Home Solutions thermostat (if both are installed)

The thermostat is $199 to purchase and $45 to install but is not required.

$30 open fee for Owners/Guest of Owners to stay

$75 per seasonal inspection

We then automatically publish your listing on every booking site that counts, and our digital marketing strategy tirelessly drives online traffic to your listing.

Does Village Properties provide condo property management services?

Yes.  We manage both vacation homes and vacation condos in Central Oregon.

It all starts with curating an eye-catching property listing, optimized with professional pictures and keyword-rich descriptions.  We then take it to the next level by providing your home with highly sought-after amenities and features, like the guest perks provided through our VIP Experience program.
